How we list mortgage brokers
Dublish maintains an independent directory of Dublin mortgage brokers. This page explains where the listings come from, how brokers are ranked, and what our commercial policy is — so you can judge the information here in context.
Summary
- Editorially compiled. Every broker was added by Dublish editors from public sources.
- No money changes hands. As of April 2026, Dublish does not accept payment for inclusion or ranking.
- Ratings are third-party. Scores come from Google Business Profile, Trustpilot, and similar platforms — we don't collect or moderate reviews.
- Central Bank regulated only. Every listed broker is authorised on registers.centralbank.ie.
- Corrections welcomed. Brokers can request edits or removal at any time.
Our methodology
Several hundred firms are authorised as mortgage credit intermediaries on the Central Bank of Ireland's public register. Dublish lists a curated subset of those who (a) have an active Dublin-area practice, (b) have a verifiable online presence, and (c) accept individual retail clients. Within that pool, the default listing order within any area or postcode is a weighted score of:
rating × log(review_count + 1)
This approach rewards brokers with many consistent reviews without letting a handful of near-perfect scores on a tiny review base dominate. Comparative hub pages — "best for first-time buyers", "best for switchers", and so on — apply the same weighting within a specialism-filtered pool.
Commercial independence — and what may change
Dublish is a property-data site, not a broker itself. We don't receive commission from lenders, and we don't have a referral relationship with any broker on this directory. We are preparing an optional boosted listing tier that brokers will eventually be able to pay for — it may let a broker highlight a specialism, carry a "Featured" badge, or appear above the default ranking within their area.
As of April 2026, that tier is not yet live and no broker is paying for placement. When it launches:
- Boosted entries will carry a clear Sponsored or Boosted listing label wherever they appear.
-
Structured data for boosted listings will include the standard
sponsormarker so search engines and LLMs can distinguish them. - Editorial comparative hubs (our "best for…" pages) will remain ranked strictly by rating × review weighting — no paid placements inside them.
- This page will be updated with the effective date and a plain-language explanation of any commercial arrangements.
Frequently asked questions
Does Dublish charge brokers to be listed?
No. As of April 2026, Dublish does not accept payment for inclusion in the mortgage broker directory, and no broker has paid for placement. Every listing was compiled editorially from public sources — the broker's website, their Google Business Profile, the Central Bank of Ireland register, and published reviews. If this changes in future (see "Boosted listings" below), it will be clearly disclosed.
How does Dublish rank brokers within the directory?
The default order within an area or postcode is by a weighted score of client rating × log(review count), so well-reviewed brokers float to the top without letting a single 5-star-with-two-reviews entry dominate. Comparative hub pages (e.g. "best for first-time buyers") apply the same weighting inside a filtered pool that matches the hub's specialism tag. Rankings are not influenced by any commercial relationship.
Where do the broker ratings come from?
Ratings are aggregated from third-party public review platforms — most commonly the broker's Google Business Profile, and in some cases Trustpilot. Dublish does not collect, verify, or moderate individual reviews. Where a rating source URL is available we link directly to it so you can read the underlying reviews yourself. If you believe a displayed rating is out of date, please contact us and we will refresh it.
How does Dublish decide which brokers to include?
To be eligible, a broker must: (1) be authorised as a mortgage credit intermediary by the Central Bank of Ireland and visible on registers.centralbank.ie; (2) have an active Dublin-area office or serve Dublin clients; (3) have a reachable phone or email contact point; and (4) have a public online presence we can verify. We do not require a minimum review count — new and smaller practices are welcome — but very thin entries may be de-prioritised in listings and excluded from comparative shortlists.
How often is the directory updated?
Each broker profile shows a "Profile last updated" date. Contact details and ratings are reviewed whenever we receive a correction request, and in a general refresh pass at least twice a year. Bios are rewritten when a broker's offering changes materially (e.g. a new specialism, a change of office). Outdated information can be flagged via the Dublish contact channel and will be corrected promptly.
Is Dublish regulated or licensed to give mortgage advice?
No. Dublish is an editorial directory — we are not authorised by the Central Bank of Ireland to give regulated mortgage advice, and nothing on this site should be read as a personal recommendation. For regulated advice, contact the broker of your choice directly. The brokers listed here are themselves authorised mortgage credit intermediaries under European Union (Consumer Mortgage Credit Agreements) Regulations 2016.
What is a "boosted listing" and are any active?
We are preparing an optional paid tier that will let brokers boost their visibility on the directory — for example, by appearing above the default sort order within their area, adding a "Featured" label, or highlighting a specific specialism. As of April 2026 this tier is not yet live and no broker is paying for placement. When it launches, boosted entries will carry a clear "Sponsored" or "Boosted listing" label, will be marked separately in structured data, and will not influence the editorial comparative hub pages (which will remain ranked by rating × review weighting only).
How do I request a correction or removal?
Any broker who wishes to update their listing, supply a verified rating source link, or be removed entirely can contact Dublish via the details on /about. Corrections to contact details and ratings are typically made within a few working days. Removal requests are honoured without question — we only want to list brokers who want to be listed.
