First Registration Maps — Register Your Property

If your property isn't registered with Tailte Éireann, or if there's no map on your folio, you'll need a compliant map for first registration.

Why First Registration?

Many properties in Ireland — particularly older ones, inherited properties, and rural holdings — are still registered under the old Registry of Deeds system rather than the Land Registry. These properties don't have a folio number or an official filed plan.

First registration is the process of bringing these properties into the modern Land Registry system. This is increasingly required by solicitors for property transactions, and since 1 June 2011, compulsory first registration applies to all property transfers in designated areas.

When You Need First Registration

  • Your property has no folio number with Tailte Éireann
  • Your property is on the Registry of Deeds but not the Land Registry
  • There's an existing folio but no map (or an inadequate map) on file
  • You're selling, transferring, or mortgaging an unregistered property
  • Your solicitor has advised that first registration is required

What We Provide

We prepare a Land Registry compliant map showing your property boundaries on an OSI base map, to the exact specifications required by Tailte Éireann for first registration applications. The map will be:

  • Prepared to the correct scale (typically 1:1000 urban or 1:2500 rural)
  • Drawn on an official OSI base map with the licence fee included
  • Outlined in red to show the property boundaries
  • Delivered by email (PDF) and by post (hard copy)

The Process

Send us your property address, Eircode, and any existing title documents or deed descriptions you have. We'll identify the property on the OSI mapping and prepare your compliant map. If there are any boundary queries, we'll work with you to resolve them before finalising the map.
